BSL is a dedicated team of qualified specialists experienced in promoting land through the planning system for residential and mixed-use developments.The RoleThe Strategic Land Delivery Director will be responsible for the delivery of sites from the strategic land portfolio to Bellway's operating divisions working to prescribed targets and deadlines. You will work jointly with the existing BSL regional and divisional land and planning teams to achieve this. The role requires a combination of strategic oversight, planning and technical expertise, and an ability to work collaboratively with both external and internal stakeholders.Principal accountabilities of the role include: * Partner with BSL Directors, regional and divisional teams to develop planning strategies that achieve both successful planning and commercial outcomes * Ensure planning applications are prepared and submitted on time * Maximise value through review of layouts, design, and value engineering in order to meet key commercial terms and outputs * Evaluate key inputs such as delivery time lines, build and abnormal costs to optimise project delivery * Review and analyse new build revenues * Develop strategies and make suggestions as to how we may maximise financial returns * Collaborate with multidisciplinary consultant teams to meet project goals * Work with internal and external stakeholders to achieve mutually beneficial financial outcomes * Interpret and negotiate legal and commercial terms for acquisition contracts, options, hybrid, and promotional agreements for predominantly residential development * Oversee the process of exercising option agreements, site acquisition and working with parties to resolve any disputes should they arise including expert determination * Contribute to residential land valuation processes, ensuring alignment with commercial objectives and required outputs * Work closely with the Regional and Divisional teams, the Group Strategic Land Director and Head of Group Finance to compile and present statistical information * Support long-term strategic initiatives to enhance the company’s Strategic Land Bank portfolio and the quantum of site delivered to divisionsThe above list of accountabilities are not exclusive or exhaustive. The post holder will be required to undertake any such duties as may be reasonably expected.Experience, Qualifications and SkillsExperience- Proven experience in strategic land delivery and acquisition, or a similar role within residential housebuilding- Detailed understanding of viability and key inputs and the ability to evaluate and question and add value to the same- Understanding of planning law, planning applications, and other relevant policy and regulations- Demonstrable expertise in managing and maximising land value including the delivery of sites to housebuilders- Experience interpreting all types of legal agreements including conditional contracts, option and promotional agreements- Good working knowledge of Viability Assessments and how they operate- Skilled in managing complex projects and delivering results within tight timelinesSkills and Aptitude- Excellent project management, including development programming and team leadership- Strong problem-solving and decision-making abilities- Financial acumen with expertise in build costs, revenues, and value engineering- Effective stakeholder management with excellent communication skills- High level of commercial awareness and strategic thinking- Skilled negotiator with a focus on achieving goals- Collaborative team player who builds positive relationships across divisions- Detail-oriented, proactive, and motivated to meet targetsWorking Conditions- Willing to be flexible in respect to day-to-day duties and hours worked- Regular travel across the UK will be required- Please note this role is subject to a basic DBS and financial pre-employment checksIn return we can offer you: * Competitive salary * Competitive annual bonus * Contributory pension scheme * 25 days holiday, plus bank holidays * Holiday purchase scheme * Access to discounts and benefits portal * ShareSave Scheme * Cycle to Work Scheme * Life assurance * Holiday Purchase SchemeWe reserve the right to close this vacancy if a large volume of applications are received
